How to Use This Calculator

Walk the building and rate each system: Structural, Roof, Exterior, Mechanical, Interior, and Site on a 1 (critical) to 5 (excellent) scale.
Base scores on visible deficiencies — a structural rating of 1 or 2 indicates immediate intervention is needed.
Review the Overall score (1–5) — scores below 2.5 typically warrant emergency stabilization before any programmatic work.
Check the Priority rating (0=Emergency, 1=Priority, 2=Standard, 3=Maintenance) to sequence repair work.
Note Critical systems — the number of building systems requiring immediate attention drives the repair budget urgency.
Use Years to intervention to establish a capital planning timeline and set a preservation maintenance schedule.
