Expected Lifespan is Roofing Material's base lifespan (25 years for Asphalt Shingles up to 100 for Slate) multiplied by a Climate Zone factor (0.80 in the harshest zones up to 1.00 in the mildest) and a Maintenance Level factor (0.80 for Poor upkeep up to 1.15 for Excellent). Roofing Material dominates that result -- its 4x spread between the shortest- and longest-lived materials moves Expected Lifespan far more than Climate Zone's roughly 20% swing or Maintenance Level's roughly 35% swing. Roof Age never enters the Expected Lifespan calculation at all; it only gets subtracted from Expected Lifespan afterward to produce Years Remaining, and Roofing Material still dominates Years Remaining too, since a material with a much longer base lifespan carries most of that extra life straight through into the remaining- years figure.

Condition Score expresses Years Remaining as a percentage of Expected Lifespan (0 to 100), and Urgency translates that score into plain language, from "Good -- no action needed" at 60 and above down to "Immediate -- replace now" below 10. This is a statistical estimate based on typical material lifespans, not an inspection -- it can't detect storm damage, leaks, or workmanship problems that shorten a roof's real remaining life.

Why does roofing material affect the expected lifespan more than climate zone?

Roofing Material sets a base lifespan ranging from 25 years (Asphalt Shingles) to 100 years (Slate) -- a 4x spread -- while Climate Zone only adjusts that base up or down by about 20% and Maintenance Level by about 35%. The material's baseline swing is simply much larger than either adjustment factor.

Does the current age of my roof affect its expected lifespan?

No -- Expected Lifespan is calculated purely from Roofing Material, Climate Zone, and Maintenance Level. Roof Age is only used afterward, subtracted from that Expected Lifespan figure to calculate Years Remaining, so it never changes how long the material itself is expected to last.

Why does roofing material still matter most for years remaining, not just lifespan?

Years Remaining is Expected Lifespan minus Roof Age, and because Roofing Material drives most of the swing in Expected Lifespan (a 4x spread versus much smaller climate and maintenance adjustments), that same material choice carries through as the dominant factor in how many years remain, too.

How is the urgency rating determined?

Urgency is set by Condition Score, which is Years Remaining expressed as a percentage of Expected Lifespan. A score of 60 or above reads "Good," 30 to 59 reads "Plan," 10 to 29 reads "Soon," and anything under 10 reads "Immediate -- replace now."
