Floor work is the first: garage slabs sit 4-6 inches lower than the house floor and are uninsulated, so if leveling is needed the calculator charges $12/SF to level, insulate, and subfloor versus just $5/SF for a finish floor over an already-level surface, plus a separate per-square-foot finish flooring cost that scales with your chosen conversion tier (basic room, studio/office, or full ADU with kitchen and bath).
