About this calculator

This calculator adds up two separate tax deltas that most relocation planning overlooks until the first year's bill arrives: the change in state income tax and the change in property tax. Income tax change is simply your annual gross income multiplied by the difference between your new and current state's effective rate — a straightforward flat-rate model that doesn't account for progressive brackets, deductions, or credits, so treat the rate inputs as your effective (not marginal) tax rate for a more accurate result. Property tax change works the same way, applying the difference in effective property tax rates to your new home's value; if you're renting in the new location, setting home value to zero correctly zeroes out this half of the calculation. The two deltas are summed into a total annual tax change, then divided by 12 for a monthly figure and multiplied by 5 for a longer-horizon projection.

That five-year number assumes both tax rates and your income stay flat, which is a simplification — actual state tax rates change with legislation, and property tax rates shift as local assessments and mill levies are updated, especially in high-growth areas. The calculator is most useful as a directional signal: is this move a net tax win or a net tax cost, and roughly how large is it. Frequently Asked Questions

Should I enter my marginal tax rate or my effective tax rate?

Use your effective (average) tax rate, not your marginal bracket rate. The calculator multiplies your full annual income by a flat rate difference, so it assumes no brackets, deductions, or credits — plugging in a marginal rate (the rate on your last dollar earned) will overstate the actual tax change, sometimes significantly if you're near a bracket threshold.

What should I do if I'm renting in the new state instead of buying?

Set Home Value to $0. Property tax change is calculated as (new rate − current rate) × home value, so a $0 home value zeroes out that entire term, leaving only the income tax comparison to drive your results — which is correct if you won't be paying property tax directly.

Why is the 5-year impact just the annual change multiplied by 5?

It's a straight-line projection: the single-year total tax change is multiplied by 5, assuming both states' tax rates and your income stay exactly constant over that period. It doesn't model rate changes from legislation, income growth, or property reassessments, so treat it as a "what if nothing changes" baseline rather than a forecast.

Can the results come out negative, and what would that mean?

Yes — income tax change and property tax change are each (new rate − current rate) × base amount, so if either new rate is lower than your current rate, that component (and potentially the total) comes out negative, meaning the move saves you money on that front. A negative total annual tax change means the move is a net tax win overall.
