This calculator prices the standard three-phase post-construction clean — rough, light/construction, and final/punch — using per-square-foot rates that scale with both construction type and finish detail level. Rough clean (debris and bulk trash removal) and light clean (dusting, vacuuming, surface wipe-down) rates step up across renovation, new build, and heavy industrial/concrete projects, reflecting how much residual dust and debris each leaves behind. The final/punch clean, the detail pass that gets a space walk-through ready, additionally applies a detail-level multiplier — 0.8x for a basic builder clean, 1.0x for standard, and 1.4x for a premium/luxury finish — on top of its own construction-type rate. Window cleaning is priced per window at a $3.50 base that rises 15% for each floor above the first, capturing the added time and access equipment multi-story buildings require.

That same per-floor logic (5% per floor above ground) is applied to the three phase costs together, not to windows, before windows are added back in separately. Labor hours are derived from a 600 sq ft/hour production rate that gets slower as the detail multiplier rises, plus a flat 8 minutes per window. How does construction type change the pricing for each phase?

Construction type sets a per-square-foot rate for rough, light, and final cleaning that steps up across three tiers: renovation/remodel is cheapest (rough $0.08, light $0.15, final $0.30 per sq ft before the detail multiplier), new build is in the middle (rough $0.15, light $0.25, final $0.45), and heavy industrial/concrete is highest (rough $0.22, light $0.32, final $0.60). Heavy industrial and concrete jobs leave the most dust and debris, which is why their rates are highest across all three phases.

What does the detail level multiplier apply to?

The detail level (1-3) only multiplies the final/punch clean rate — 0.8x for basic builder-clean detail, 1.0x for standard, and 1.4x for premium/luxury finish work. It does not change the rough or light clean rates, since those two phases are about bulk debris removal and dusting, not the fine finish work a punch clean covers. It also slows the labor-hour production rate proportionally, since more detail work per square foot takes longer per hour of labor.

Why does adding floors affect windows and the other phases differently?

The multi-floor premium (5% per floor above the first) is applied to the combined rough, light, and final clean subtotal, then windows are priced and added afterward using their own separate height adjustment — a 15% increase per floor above the first on the $3.50 base price per window. Because these are two independent multipliers on different cost bases, the total doesn't scale as a single simple percentage per floor.

How are the estimated labor hours calculated?
