About this calculator
Building Cost starts from three multiplied-together figures -- Seating Capacity, Sq Ft per Seat, and Cost per Sq Ft -- so raising any one of the three raises Building Cost by roughly the same proportion at these default values, with no single input dominating the others. Total Project Cost then layers on Land Cost plus four standard project add-ons calculated as fixed percentages of Building Cost: 15% for site work (grading, utilities, drainage), 10% for furniture/fixtures/equipment, 8% for architectural and engineering design fees, and 10% contingency -- together those four add-ons put roughly 43% on top of the raw construction number before land is even added. Land Acres and Land Cost per Acre only affect Land Cost and, through it, Total Project Cost -- they have zero effect on Building Cost, Parking Spaces, or Max Debt Capacity, since those three are calculated purely from the building side of the project.
Parking Spaces assumes 1 space per 3 seats and 350 sq ft per space (a common planning ratio, though local zoning codes vary), while Max Debt Capacity applies a common church-finance rule of thumb of no more than 3x annual giving in outstanding debt, estimated here at $40 per seat per week. What this doesn't account for: regional land-cost variation within your own market, the cost of a capital campaign to raise funds before construction, or that actual construction bids routinely land 10-30% above early per-square-foot planning estimates like this one.

Why does Land Acres have no effect on Building Cost?
Building Cost is calculated entirely from Seating Capacity, Sq Ft per Seat, and Cost per Sq Ft -- it represents only the cost of constructing the building itself. Land Acres and Land Cost per Acre feed into a separate Land Cost figure that gets added on afterward to reach Total Project Cost, but they never touch the building construction number, since land acquisition and building construction are genuinely separate cost categories in a real project budget.
What do the site work, design fee, and contingency percentages actually cover?
Site Work at 15% of Building Cost covers grading, utility hookups, drainage, and exterior site preparation beyond the building footprint. Design Fees at 8% covers architectural and engineering services to design and permit the project. Contingency at 10% is a standard buffer for unforeseen costs during construction. All three scale with Building Cost specifically, not with Total Project Cost, so they don't compound on top of each other or on top of land cost.
How was the $40 per seat per week figure for Max Debt Capacity chosen?
It represents a planning assumption for average weekly giving per attendee, multiplied by 52 weeks and then by 3 to apply the common church-finance guideline of keeping total debt at or under roughly 3 times annual giving. Actual per-attendee giving varies significantly by congregation size, income level, and giving culture, so treat Max Debt Capacity as a rough planning ceiling to compare your actual annual giving figures against, not a lender's actual underwriting calculation.
Is the Parking Spaces figure based on local zoning code?
No -- it applies a common general planning ratio of 1 parking space per 3 seats at roughly 350 sq ft per space (including drive aisles), which is a reasonable starting estimate for many suburban and rural church sites.
