Boundary Dispute Cost Calculator

This calculator estimates what resolving a property boundary dispute costs across four escalating resolution paths — negotiation, mediation, arbitration, and litigation — plus the cost of physically marking the boundary afterward. Resolution Method is a major driver of Total Legal Costs: it sets both the attorney hours required (roughly 8 hours for informal negotiation up to 80 hours for full litigation) and separate court/filing and mediator/arbitrator fee schedules, so moving from negotiation to litigation can raise Total Legal Costs by an order of magnitude even with every other input held constant. Land Survey Cost is calculated separately from Resolution Method — it scales with Survey Complexity (terrain, access, and how clear existing markers and records are) and, uncapped, with Disputed Area above a 200-square-foot base, so a very large disputed area can itself become the largest single driver of Total Legal Costs, independent of which resolution path you choose — a professional survey has to be redone regardless of how the dispute itself gets resolved.

Expert Witness Fee only applies if you indicate one is needed, and carries an extra cost specifically for litigation, reflecting that expert testimony in a courtroom setting typically costs more than the same expert's input during mediation or arbitration. Total with Fence/Wall adds Boundary Length times Fence Cost per foot on top of Total Legal Costs, for anyone who plans to install a physical fence or wall to mark the resolved boundary — a cost entirely independent of how the dispute itself was resolved. Estimated Disputed Area Value converts Property Value into a rough price-per-square-foot rate by assuming a typical 10,000-square-foot lot, then multiplies that rate by Disputed Area — so it genuinely scales with how large the disputed area is, and Cost-to-Value Ratio (Total Legal Costs divided by that value) moves accordingly: a tiny disputed sliver on a valuable property yields a high ratio (fighting likely isn't worth it), while a large disputed area yields a low ratio.
