Analysis period has an outsized effect on the NDL warranty's total cost specifically, because NDL's coverage runs 25 years and, at this calculator's default 25-year analysis period, the model sits right at that boundary: extending the analysis period even slightly past 25 years triggers a full replacement-cost line item that isn't present at or below 25 years, which can nearly double NDL's total cost of ownership. That same boundary is also why NDL wins on total cost at the default 25-year period: at that exact length, NDL is the only tier that avoids the $40,000 replacement-cost line item entirely, since Material Only and System Warranty both need a replacement inside a 25-year window (their coverage runs out at 12 and 20 years respectively) — that avoided replacement cost, not NDL's lower claim probability or fuller coverage (which together account for only about 2% of NDL's advantage), is what makes it cheapest.

That threshold effect means which warranty tier comes out cheapest shifts with the analysis period in a narrower band than it might look: material-only wins from the 5-year minimum through year 12, system warranty wins from year 13 through year 20 and again from year 26 through the 40-year maximum, and NDL only wins in the narrow 21-25 year window where it alone has dodged a replacement. Raising the discount rate toward its 15% ceiling shrinks the present value of NDL's advantages and can hand the win to system warranty even inside that narrow NDL window. Frequently Asked Questions

Why does extending the analysis period by just a couple years make the NDL warranty so much more expensive?

NDL coverage runs 25 years in this model. At an analysis period of 25 years or less, no replacement cost is added because the roof is still under warranty. The moment the analysis period exceeds 25 years, the calculator adds a full inflated replacement cost (discounted to present value), which can nearly double NDL's total cost of ownership compared to stopping the analysis right at year 25.

Is the NDL (No Dollar Limit) warranty always the best value?

No — it only wins across a narrow 21-25 year analysis-period window at the default discount rate, which happens to include this calculator's 25-year default. Shorten the analysis period and system warranty already wins from year 13 through year 20, before you reach the 5-year minimum where material-only takes over on low upfront cost. Lengthen it past 25 years, or raise the discount rate toward its 15% ceiling, and system warranty wins again. NDL only comes out cheapest in that one narrow band where it alone avoids a mid-analysis roof replacement.

Does raising the discount rate always make every warranty option cheaper?

It reduces the present value of every future cost, so it generally lowers all three totals — but very unequally, and NDL is actually the LEAST sensitive of the three, not the most. Across the full 0%-15% discount-rate range at the default 25-year period, NDL's total moves only about -7%, while Material Only drops about -52% and System Warranty about -59%. That's because Material Only and System Warranty both carry a large future replacement-cost line item (their coverage runs out well before year 25), and a higher discount rate shrinks the present value of that distant cost sharply; NDL has no such line item to shrink, since it avoids replacement entirely within the analysis period. The cost gap does narrow at higher discount rates, but because NDL barely moves while the other two fall toward it.
