Cleaning Time Estimator Calculator
Estimate how long it will take to clean your home based on square footage, number of rooms, condition, and team size.
About this calculator
This calculator splits cleaning time into general square-footage coverage plus fixed time per room type, since a home's overall size and its bathroom/bedroom count drive very different chunks of the job. General area is covered at a rate that depends on condition — 800 sq ft/hour for a well-maintained home, dropping to 500 for one that needs cleaning and just 300 for a deep clean, reflecting how much longer dirtier surfaces take per pass. Bathrooms and bedrooms each get their own per-room minutes that also scale with condition (bathrooms run 20 to 45 minutes each, bedrooms 15 to 30), and the kitchen adds one flat block of time (20 to 60 minutes) regardless of home size, since kitchen cleaning time is driven more by clutter and surfaces than square footage.
All of that time sums to a total, which is then divided by the number of cleaners working simultaneously to get total hours — the model assumes cleaners split the work perfectly evenly with no coordination overhead, which is optimistic for larger teams on complex jobs. Labor cost applies a flat $30/hour per cleaner, and supply cost scales with home size and condition (2 cents per sq ft for maintained homes, up to 5 cents for deep cleans). Use the total-hours output to set realistic client expectations or staff schedules, but pad the estimate for first-time cleans of a new property, since unfamiliar layouts and unknown trouble spots (grout, appliance interiors) routinely run over a generic per-room average.

How to Use This Calculator
- Enter home size in sq ft, number of bathrooms, and number of bedrooms.
- Select property condition (light, normal, or heavy clean) and number of cleaners on the job.
- Review estimated total cleaning time — use this to set client expectations and staff schedules.
How the result changes with Home Size
| Home Size | Total Hours | Estimated Labor Cost |
|---|---|---|
| 1,000 | 4.58 hrs | $137.40 |
| 1,500 | 5.58 hrs | $167.40 |
| 3,000 | 8.58 hrs | $257.40 |
| 5,000 | 12.58 hrs | $377.40 |

Frequently Asked Questions
Why does the kitchen get a flat time block instead of scaling with square footage like the general area?
Kitchen time is a fixed 20-to-60-minute block depending on condition, added on top of the general square-footage time rather than folded into it, because kitchen cleaning effort is driven mainly by counters, appliances, and clutter rather than raw floor area — a small cluttered kitchen can take as long as a large tidy one. Bathrooms and bedrooms similarly get their own per-room minutes for the same reason, while everything else (halls, living areas, floors) is covered by the sq-ft/hour general rate.
How does adding more cleaners actually reduce the estimated hours?
The calculator sums all task time (general area plus bathrooms, bedrooms, and kitchen) into one total, then divides that total by the number of cleaners entered, assuming the work splits perfectly evenly with zero coordination overhead. That's an optimistic assumption for larger teams — in practice, more cleaners on one job means more time lost to communication, overlapping work areas, and uneven task division than this simple division captures.
Why does 'condition' affect bathroom and bedroom time on a different scale than it affects general area?
General area time swings the most with condition (800 down to 300 sq ft/hour, a 62% drop from maintained to deep-clean), while bathroom minutes only range 20-45 and bedroom minutes 15-30 — roughly half the proportional swing. That reflects that open floor and surface areas accumulate dirt and clutter more severely than fixtures in a bathroom or bedroom, which have less surface area to get dramatically worse relative to their base cleaning time.
Why should I pad this estimate for a first-time clean of a new property?
This model is built entirely from generic per-room and per-square-foot averages with no knowledge of a specific home's actual layout or trouble spots. Unfamiliar homes routinely hide time sinks this calculator can't see — built-up grout, appliance interiors, unusual room configurations — so a first visit reliably runs longer than the generic estimate, even when square footage and room counts are entered accurately.
