A contents pack-out is the part of a fire or water damage restoration job where a crew removes the salvageable belongings from an affected home so the structure can be dried, cleaned, or rebuilt, then packs, transports, and stores those belongings until the space is ready to move back in. This calculator scales pack-out cost from four inputs: how many rooms are affected, roughly how many items sit in each room, what share of those items need specialty handling (glass, electronics, artwork, and similar fragile categories cost far more per item to wrap and box safely than ordinary household goods), and how many months the contents will likely sit in storage. The estimate is split into three cost buckets that each scale differently: packing cost is driven by total item count and how many of those items are fragile (more items, or a higher fragile share, means more wrapping labor and materials); moving cost and storage cost both scale with room count alone — a base truck-and-labor charge plus a per-room rate for moving, and a per-room storage footprint times the number of months for storage — as a proxy for how much a typical room's worth of furniture takes to load and store, independent of exactly how many individual items are packed into that room.
That means storage cost compounds with time and is often the line item homeowners underestimate most, since restoration timelines routinely run longer than the initial estimate, but two homes with the same room count and very different amounts of stuff per room are quoted the same moving and storage cost here — only the packing estimate reflects the actual item count. Worth flagging directly, a few things are left out: genuinely high-value single items (a piano, a large art collection, a wine cellar) that need individualized specialty handling well above the per-item averages baked into these estimates, and the built-in per-item and per-room rates are national ballpark figures — actual restoration company quotes vary by region and by the specific contents inventory, so use this as a directional estimate, not a stand-in for a line-item quote from your restoration contractor.

What exactly counts as a contents pack-out versus just cleaning?
Pack-out specifically means physically removing belongings from the affected structure — usually because the structure itself needs to dry out, be demolished and rebuilt, or undergo deep cleaning that isn't safe or practical with furniture and boxes still in the space.
