About this calculator
This calculator tracks how close a construction project is to closing out its punch list and estimates how many working days remain. Overall Completion divides Completed Items by Total Punch Items, and Critical Completion divides Critical Completed by Critical Items -- treated as 100% satisfied when there are zero critical items, so a punch list with no must-finish items is never blocked from readiness by that measure. Total Punch Items and Completed Items dominate Remaining Items and Est.
Days to Close, since those are computed directly from item counts rather than percentages; Total Items growing from 120 to 150 (with Completed Items unchanged) drops Overall Completion from 70.8% to 56.7% and pushes Est. Days to Close from 7 to 13, roughly doubling the estimate. Readiness is a stepped assessment, not a continuous score: it only reaches "Ready for Substantial Completion" once Overall Completion is at least 95% AND Critical Completion is exactly 100% -- at 96% overall and 100% critical, it reads Ready; drop Critical Completion to 90% with the same 96% overall and it instead reads "Near Completion." Days to close assumes 5 standard items per day and 2 critical items per day, whichever estimate is longer -- a simplified planning heuristic, not a substitute for a real schedule of the outstanding trades.

Days to Close, since it's computed directly from the count of items remaining (at the standard closure rates of 5 items/day and 2 critical items/day) rather than from percentages. Growing Total Items from 120 to 150 while Completed Items stays fixed pushes the estimate from 7 to 13 days.
What does it take to reach 'Ready for Substantial Completion'?
Readiness only reaches "Ready for Substantial Completion" when Overall Completion is at least 95% AND Critical Completion is exactly 100% -- both conditions must hold together. A punch list at 96% overall and 100% critical reads Ready, but the same 96% overall with only 90% critical completion reads "Near Completion" instead.
What happens if there are no critical items on the punch list?
Critical Completion is treated as 100% satisfied whenever Critical Items is zero, rather than computed as a division that would otherwise be undefined -- so a punch list with no must-finish items before substantial completion is never blocked from reaching "Ready" status by the critical-completion requirement.
How is the estimated days-to-close calculated?
The calculator estimates closure time two ways -- remaining standard items at 5 per day, and remaining critical items at 2 per day -- and reports whichever estimate is longer, since both categories of work need to finish before the punch list is truly closed out.
