About this calculator

This calculator projects a commercial lease's total cost under a fixed annual escalation clause, and separately under a CPI-linked comparison rate, so the two can be compared side by side. Year 1 Rent is simply Square Feet times Starting Base Rent, and every later year multiplies that figure by the escalation rate compounded for that many years -- so Total Lease Cost, the sum across the full Lease Term, grows faster than linearly as the term lengthens, since later years are compounding on top of already-escalated rent rather than the flat Year 1 rate. A longer Lease Term both adds more years of payments and lets the escalation compound for longer, so its effect on Total Lease Cost is not a simple linear scaling.

Estimated CPI never affects Total Lease Cost, Final Year Rent, or any of the fixed-escalation figures at all -- it exists purely to compute a separate comparison rent stream (Final Year (CPI), Fixed vs CPI Difference) so a tenant can see how the fixed clause in the actual lease compares to a hypothetical CPI-linked alternative. This calculator does not model rent abatement periods, tenant improvement allowances, percentage rent, or operating expense pass-throughs, all of which affect total lease cost in many real commercial leases beyond base rent escalation alone. It also treats the CPI-linked comparison as an uncapped year-over-year multiplier, while most real CPI-linked escalation clauses are written with a floor and ceiling (a "collar") limiting how much rent can move in either direction in a given year -- this calculator's CPI comparison stream does not apply any such collar.

Why doesn't Estimated CPI change Total Lease Cost?

Total Lease Cost is calculated entirely from Square Feet, Starting Base Rent, Fixed Annual Increase, and Lease Term -- Estimated CPI never enters that formula. It instead drives a separate hypothetical rent stream used only for Final Year (CPI) and Fixed vs CPI Difference, letting you compare the actual fixed-escalation lease against what a CPI-linked clause might have produced.

What is Fixed vs CPI Difference actually comparing?

It is Total Lease Cost under the entered Fixed Annual Increase minus the total that the same starting rent would have reached growing at Estimated CPI instead, summed across the full Lease Term. A positive number means the fixed escalation clause costs more in total than the CPI-linked comparison rate would have; a negative number means the fixed clause costs less.

Does a longer Lease Term always increase Total Lease Cost proportionally?

No -- because rent compounds at Fixed Annual Increase each year, a longer term adds years where rent has already escalated substantially, so Total Lease Cost grows faster than a simple proportional scaling would suggest. Two leases with the same starting rent and escalation rate but different terms will not differ in total cost by the same ratio as their term lengths.

How is Final Year Rent different from Average Annual Rent?

Final Year Rent is the rent due in the single last year of the lease, after Fixed Annual Increase has compounded for the full term. Average Annual Rent instead divides Total Lease Cost evenly across every year of the Lease Term, so it is always lower than Final Year Rent whenever the escalation rate is positive, since early years cost less than the final escalated year.
