About this calculator
This calculator allocates a hotel's monthly electricity, gas, and water bills across room nights and floor space to produce several cost-efficiency benchmarks. Monthly Total is a straight sum of the three utility bills, and Monthly Electricity swings it (and the Annual Estimate, and its own Electricity % share) more than either of the other two bills does, since it's the largest dollar figure in the default utility mix -- Monthly Gas and Monthly Water each move the total too, just by a smaller amount. Cost per Occupied Room divides Monthly Total by the estimated occupied room-nights for the month (Total Rooms times Occupancy Rate times 30); Cost per Available Room instead divides by all room-nights regardless of whether they sold, so Occupancy Rate has zero effect on it -- only Total Rooms and the utility bills do.
Avg Room Size affects only Cost per Sq Ft, where it and Total Rooms move the result by an equal, opposite share (both are factors in the same Total Rooms times Avg Room Size denominator); Avg Room Size has no effect on any of the other six outputs. Benchmark Status compares Cost per Occupied Room against a fixed $12 industry reference point, but at the default utility mix it's comfortably under that benchmark, so no single input change is large enough on its own to flip it near these defaults. This model assumes each utility bill is 100% attributable to guest rooms, ignoring common-area, kitchen, and laundry loads.

Frequently Asked Questions
Which utility bill has the biggest effect on Monthly Total and Annual Estimate?
Monthly Electricity does, simply because it's the largest dollar figure in a typical utility mix -- a given percentage change in Monthly Electricity moves Monthly Total (and the Annual Estimate, which is just Monthly Total times 12) by more dollars than the same percentage change in Monthly Gas or Monthly Water, since Monthly Total is a plain sum of all three.
Why doesn't Occupancy Rate affect Cost per Available Room?
Cost per Available Room divides Monthly Total by all room-nights in the month (Total Rooms times 30), regardless of whether those rooms actually sold -- it deliberately measures cost against total inventory, not against demand. Occupancy Rate only enters the separate Cost per Occupied Room figure, which divides by room-nights that were actually sold.
Does Avg Room Size affect my cost-per-room figures?
No -- Avg Room Size only affects Cost per Sq Ft, where it and Total Rooms combine to form the total square footage in the denominator. Cost per Occupied Room, Cost per Available Room, Monthly Total, Annual Estimate, and the electricity/gas/water percentage breakdown are all completely unaffected by room size.
How is each utility's percentage share calculated, and what dominates it?
Electricity %, Gas %, and Water % are each that utility's dollar amount divided by Monthly Total, times 100. Each percentage responds most strongly to its own utility bill -- raising Monthly Gas, for example, moves Gas % by more than an equivalent-sized change to Monthly Electricity or Monthly Water does, since it's both the numerator and (through Monthly Total) part of the denominator.
What does Benchmark Status mean?
Benchmark Status compares Cost per Occupied Room against a fixed reference point of $12, based on a typical hotel range of roughly $5 to $15 per occupied room night -- a status of 1 means your figure sits at or under that benchmark, 0 means it's above. It's a rough industry rule of thumb, not a certified sustainability target.
